FAQs
(Frequently Asked Questions)
How long
does it take
We
aim to complete the whole process in around 4 weeks
We need to sell our house
fast but can't afford the costs
We
pay your legal fees up to £500 and remember there are no estate agent
costs if you sell to us. Effectively there shouldn't be any of the
usual expenses associated with selling.
We've just inherited a
property in very poor condition
We
are particularly interested these types of property whether they are in
good or poor condition
How much will you offer
Our offer is based on the true market value and you will
receive a competitive trade price dependant on the condition, type and
area
We don't have a solicitor
No problem. We can put you in touch with one we use and
who we know can carry out the process swifty and efficiently
How do I find out more
Complete the form on the right or ring the telephone
number above
Which areas do you cover
England, Scotland & Wales
What kind of properties
do you buy
We will buy houses, flats and bungalows, freehold or leasehold,
derelict, needing work or excellent condition. In fact, the majority of
properties we buy need some sort of work done.
I know someone who may be
interested in your service. Is it worth telling them.
You could earn yourself £250. We pay this as a finders fee on
completion. Also you will be helping them.
I have received an offer
from you but what if I don't want to proceed
Then you don't have to. Our offer is with no obligation on your part.
If you feel you can get a better price elsewhere, that's fine with us.
You can still come back to us later and we can re-assess the situation
Are there any 'catches' I
should know about
No. We are here to run our business and make a small profit by buying
your property and then re-selling it (or renting it out). The price we
offer is what you get (less any mortgage of course).
Will my estate agent be
concerned with me selling to you
Of course they will - you're saving the 2-3% plus VAT they would have
charged in commission
If I'm behind with my
mortgage payments - can you still help
Yes, if the equity you have in the property is sufficient and the offer
we make is enough to cover your outstanding mortgage amount.
When will I have to move
out of my property
You do not have to move out on the day of completion as you would if
you sold to a normal buyer. We appreciate that moving out on the same
day is not easy. For example, it can be spread over 2 or 3 days - there
could be a number of reasons and we will be as flexible as possible.
Are you interested in
buying properties with tenants
Yes
How long is your offer
valid for
Normally between 14 and 28 days. Although even if the offer has expired
we can easily do a reassessment.
What
about an auction
Auctions
could be an alternative to sell you property and when the hammer falls
it's done. However it may be several weeks before the next one in your
area is taking place. You won't know what the final price is and can't
guarantee it will
reach the reserve price.
I'm in no hurry to sell -
should I still contact you
Probably
not. It would be better to explore using an estate agent or sell it
privately when you should get a better price. If after a few months it
has not sold you might consider contacting us then.
We are not Number One -
